Zoning & Planning Board

Home / Zoning & Planning Board

The Town of Pavilion’s Planning Board is responsible for guiding and overseeing land use and development within the town in accordance with adopted plans, local laws, and New York State statutes. The Planning Board reviews site plans, subdivision applications, and other development proposals to ensure orderly growth, protection of natural and community resources, and compatibility with the town’s character. Through public meetings and hearings, the Board provides a forum for input from residents, applicants, and other agencies, helping to balance development needs with the long-term interests of the community.

The Town of Pavilion’s Zoning Board of Appeals (ZBA) serves as a quasi-judicial body that interprets and applies the town’s zoning laws when unique circumstances arise. The ZBA considers applications for area and use variances, appeals of decisions made by the Code Enforcement Officer, and requests for interpretations of the zoning code. By conducting public hearings and carefully reviewing each case, the ZBA ensures that zoning regulations are applied fairly and consistently while providing relief when strict compliance would cause unnecessary hardship, all while safeguarding the health, safety, and welfare of the community.
